How to Stage Your Bathroom

Professional real estate agents will tell you that kitchens and bathrooms are the rooms that actually sell your home. Staging your bathroom is essential and it needs to be clean and bright to lure prospective buyers. Bathrooms are, essentially, the rooms that people remember with the most vivid clarity. Much more than almost any other place in your house, a great bathroom will stand out to the people who are making an offer.

If you make your bathroom luxurious, prospective buyers will remember it over those in other homes they have viewed. First, the room needs to sparkle from top to bottom and from every angle it is viewed. It should have sufficient lighting but not be overly bright. It should just appear like a place where they could seem comfortable. After all, people generally spend a lot of time in their bathroom and they do so in their most private, intimate times.

Be sure all fixtures are in good condition with no leaks or drips. If your plumbing fixtures are outdated, pick up some sleek modern fixtures and replace them. New faucets can really make your bathroom shine. Do not install brass fixtures, as they were highly popular in the 1980s. Instead, choose pewter or stainless steel.

Shower doors should gleam. If yours has lime or soap scum deposits, remove it and scrub it with steel wool and a mixture of ten parts water and one part muriatic acid. If it comes spotlessly clean, rinse it and replace it. If it still looks dull and lifeless, replace it with a new one. If you fail to see the importance of this, then you are dooming your home. Even if the rest of your home is perfect and has no problems, people are going to remember that one place in your bathroom where perfection didn’t happen. It will ruin all of your hard work that you have put in to make the home a fast seller.

Color coordinate some fluffy towels with your bathroom color scheme and place them on the towel racks just before prospective buyers arrive. Add a matching bathmat, a floral arrangement and some floating candles in a pretty bowl. Remember that wives play a huge role in picking the house, so things like this will make the home much more appealing to them. They will, ultimately, be the big decision makers on things like bathrooms, so it is absolutely important to cater to their needs.

Always clean your bathroom thoroughly before your home is shown. Leave no sign of it being recently used. A spotty or messy bathroom will turn prospective buyers away.

Pedestal sinks are very popular today. If your budget allows, replace your vanity with a pedestal sink. They make your bathroom look larger and more spacious.
